Calculation details & assumptions

Fixed-rate principal-and-interest comparison. Half the monthly payment every two weeks creates 26 half-payments per modeled year: 13 monthly payments, not 12. Twice a month is 24 half-payments and does not create that extra annual payment.

The biweekly model assumes immediate crediting with nominal annual interest divided by 26 and equal 1/26-year periods. It is not a dated daily-interest or exact 14-day calendar simulation; actual calendars can have 27 pay dates in a year. A lender holding partial payments until a full monthly payment is due can produce different results.

The matched-budget comparison pays the same annual amount in 12 monthly installments, including one-twelfth of the annual extra outlay. This separates most of the benefit of paying extra from the smaller modeled benefit of earlier crediting.

Final payments are capped at remaining principal plus interest. Payoff years count actual payment periods (26 or 12 per year), not fractional payoff interpolation. No taxes, home insurance, PMI, service charges or prepayment penalties are included. Yearly rows group 26 modeled biweekly payments.

How to use this calculator

Compare accelerated half-monthly payments every two weeks with standard monthly payments and a monthly plan using the same annual budget. Enter amounts in the units shown, select the applicable options, and click Calculate. Use Reset to restore the starting values.

Calculation formula

Monthly P&I = P × i / (1 − (1 + i)^−n). Biweekly payment = monthly / 2 + extra. Model rate = annual / 26; matched monthly budget = biweekly × 26 / 12.

Assumptions and accuracy

Review timing, rates, fees and result notes when comparing scenarios. Future returns and rates are assumptions rather than guaranteed outcomes. Monetary display follows the currency’s precision; intermediate calculations retain additional digits.

Understanding this calculation

Paying half a monthly payment every two weeks produces 26 half-payments, equal to 13 monthly payments per modeled year. The calculator compares this with ordinary monthly payments and with a monthly plan that has the same annual outlay.

Reading your result

Biweekly payment
Half the normal monthly P&I plus entered extra per biweekly payment.
Extra annual outlay versus monthly
Additional annual cash required by the 26-payment plan.
Matched-budget monthly total interest
A monthly alternative with the same annual payment budget.

Compare two scenarios

  1. Compare standard monthly with 26 credited payments per year.
  2. Compare biweekly with the equal-annual-budget monthly alternative to separate timing from extra principal.

Check before comparing

  • 26 biweekly payments differ from 24 semimonthly payments.
  • Verify how a servicer credits partial payments and whether fees apply.
  • The model uses annual rate divided by 26, not daily calendar accrual.

Worked examples

An extra annual payment without interest

$12,000 principal, zero interest, 12 months remaining, no extra payment above the half-monthly amount.

  1. Monthly payment = 12,000 / 12 = 1,000.
  2. Biweekly payment = 1,000 / 2 = 500; a full-year budget is 500 × 26 = 13,000.
  3. Only 24 payments of $500 are needed to repay $12,000.
  4. There is no interest saving at 0%, even though the modeled loan is repaid earlier.

Biweekly payment is $500, with 24 actual payments and zero interest.

Try these inputs

Same annual budget, monthly alternative

Use the same zero-interest $12,000 example.

  1. The biweekly annual budget is $13,000.
  2. A matched monthly plan pays 13,000 / 12 = 1,083.333333 per month.
  3. Both plans pay extra relative to $1,000 per month; the different period lengths affect the actual last payment.

The matched-budget monthly amount is about $1,083.33.

Common questions

Is biweekly the same as twice a month?

No. Biweekly is modeled as 26 payments per year; semimonthly is 24. The extra two half-payments account for a large part of accelerated payoff.

Will my servicer immediately credit each half-payment?

Not necessarily. Ask how partial payments are applied and whether there are fees. Holding two halves until the monthly due date changes the timing benefit.

Why include an equal-budget monthly comparison?

It separates paying extra from paying earlier. A monthly extra-principal plan can reproduce much of the saving without enrolling in a biweekly service.

Does this use actual 14-day payment dates?

No. It uses annual nominal rate divided by 26 and equal modeled periods. Real daily accrual, calendar alignment and years with 27 pay dates require the lender’s actual convention.

Scope and assumptions

Fixed nominal-rate P&I with equal 1/26-year periods and immediate crediting of each payment. This is not twice-monthly payment, an exact 14-day daily-interest calendar, or a lender holding-account simulation. Taxes, insurance, PMI, fees and penalties are excluded.

Biweekly vs Monthly

Compare accelerated half-monthly payments every two weeks with standard monthly payments and a monthly plan using the same annual budget.

Monthly P&I = P × i / (1 − (1 + i)^−n). Biweekly payment = monthly / 2 + extra. Model rate = annual / 26; matched monthly budget = biweekly × 26 / 12.
