Real Return Calculator
Calculate real rate of return, inflation-adjusted investment value and required nominal return.
Convert a nominal annual return into an inflation-adjusted real rate using the exact Fisher relationship.
Result
The exact inflation-adjusted annual return is 4.8544%. A negative real return means purchasing power falls, even if the nominal return is positive.
Nominal return and inflation must cover the same annual period. The exact Fisher relationship differs from simple subtraction. Negative real return means purchasing power falls despite possible nominal gains. Enter your own rates; no historical data is fetched.
How to use this calculator
Convert a nominal annual return into an inflation-adjusted real rate using the exact Fisher relationship. Enter amounts in the units shown, select the applicable options, and click Calculate. Use Reset to restore the starting values.
Calculation formula
Real return = (1 + nominal return) / (1 + inflation) − 1.
Assumptions and accuracy
Review timing, rates, fees and result notes when comparing scenarios. Future returns and rates are assumptions rather than guaranteed outcomes. Monetary display follows the currency’s precision; intermediate calculations retain additional digits.

- Nominal growth and inflation both compound at 3%.
- The ratio 1.03/1.03 is 1, preserving the initial 10,000 purchasing power.

Try these inputsCommon questions
Why not simply subtract inflation from return?
Nominal return minus inflation is an approximation. The exact real return is (1 + nominal return)/(1 + inflation) − 1. At 8% return and 3% inflation it is about 4.8544%, not 5%.
What is nominal vs real rate of return?
Nominal return measures change in currency amounts. Real return adjusts for inflation and measures purchasing-power change. Positive nominal growth can still produce a negative real return.
Can I calculate after-tax real return?
In Purchasing Power mode, enter an assumed tax rate on positive annual gains. The model applies that tax each year before inflation adjustment and gives no loss credit. It does not model deferred tax or actual tax law.
Scope and assumptions
Annual return and inflation inputs refer to the same period and exceed −100%. Value mode holds both rates constant without deposits. Optional tax is a simplified annual charge on positive nominal gains, not a jurisdiction-specific capital-gains model. Historical purchasing-power comparisons belong in Inflation Calculator.

Calculation methods and formulas
Real Return
Convert a nominal annual return into an inflation-adjusted real rate using the exact Fisher relationship.
Real return = (1 + nominal return) / (1 + inflation) − 1.
Purchasing Power
Estimate the future purchasing power of an investment under constant return, inflation and an optional simplified annual tax rate.
After-tax rate = nominal − max(nominal, 0) × tax; real value = principal × ((1 + after-tax rate) / (1 + inflation))^years.
Required Nominal Return
Find the nominal annual return needed for a target real return at an entered inflation rate.
Nominal = (1 + real return) × (1 + inflation) − 1.
